Township Development
 
  • How is a decision made to determine what areas are available for development or open, green space?
    • The Township knows and agrees that traffic is the number one concern for residents, business owners and people that work in the Township. The Township is preparing to start its comprehensive plan update which is going to focus heavily on traffic. The Township will be looking for opportunities to expand public transportation, create opportunities for ride share services and identify major traffic improvement projects that will improve capacity and create efficiency.
  • What process does the Township take to alert neighbors to changes in neighborhood zoning or variances?
    • For current developments off Pleasant Valley Road - If variances were required, notices would have been sent to all adjoining property owners within 200’ of the project. The Community Development Department indicated that the variances for Triplet Springs/Springetts Retreat were granted in 2007. Springetts Retreat was initially submitted as Triplet Springs Subdivision in 2007 and was put on hold due to the economy and only recently received Board approval. The Wyndham Point Project was approved by the Board of Supervisors in 2015 and it took the developer three years to satisfy the conditions of approval. All agendas for the Planning Commission and the Board of Supervisors are available on the Township’s website dating back to 2001.
  •  How long does a new plan or development take from start to finish?
    • The review and approval of a plan can take anywhere from 4 to 9 months, dependent upon complexity. Construction, also dependent upon the development, can take anywhere from 6 to 12 months.
  •  Where can I find information about upcoming development plans, before they are approved to begin work?
    • The Department of Community Development will make all plans available for review by request to any interested party.
  • Where can I follow along with process or changes to plans?
    • This section of the Township’s website, “What’s that Development?” is intended to provide information during development processes. The best way to keep up to date on changes is to check meeting agendas and minutes which can be found under “Agendas and Minutes.”
  • How much open space is preserved in the Township for green space or parks?
    • The central Springettsbury Township Park is 54 acres and there are 7 neighborhood parks throughout the community, LINK TO PARK PAGE. We have a total of 152 Acres of park space and 162 undeveloped open space at Camp Security Park to meet Township needs. The Township does not anticipate acquiring any more park space as the Township is built out and service levels are adequate to meet the public demands.
    •  Residents and non-residents interested in the Township Parks and programming are welcome to attend the Park and Recreation Board meetings held on the third Monday of each month
  •  How does a new development benefit me as a resident of Springettsbury?
    • New Development will not only add to the Township’s tax base, it is also typically providing a service or amenity that didn’t exist prior to its development. Regular development and redevelopment also ensures that the Township maintains its relevance by successfully competing in an ever-globalizing market.

 

Policies of the Township are made through the governing body of the Board of Supervisors who welcome your feedback. The Board of Supervisors meets bi-monthly, except during June, July, August, November and December when meetings are held monthly. Meetings are open to the public and offer an opportunity for public comment. Meeting times, agendas and past meeting minutes are available on the Township’s website, www.springettsbury.com.
